What exactly is the role of a mortgage broker?
A mortgage broker’s job is to help you from start to finish in your journey to buy a property or remortgage. We can help you with every aspect in the home buying process from solicitor recommendations and mortgage options to protecting your home and your family with insurance.
The most rewarding part of my job is getting to know my clients and their families and making their big move as stress free and enjoyable as possible.
Why go to a broker rather than a local high street bank?
When you go to a mortgage broker like us, we’ve got access to lots more lenders and lots more mortgages than your bank can offer. That means you’ve got a better chance of obtaining a mortgage.
Every lender’s policy is a little bit different, so comparing all the options gives you a better chance of getting the mortgage you want. You’ll potentially have a lower interest rate than you would get from your bank, and brokers often have access to exclusive deals that you can’t find any other way.
Plus, our service is all tailor-made around our clients. We’ll have a chat with you, get to know you and make a recommendation based on what you want and need.
What services does a mortgage broker offer?
Aside from exploring mortgages, one of the biggest parts of our job is liaising with solicitors and estate agents.
We can put you in touch with a solicitor and then pick up the day to day running with them around timescales – it makes things run a little bit smoother for you.
Once you’ve bought your home with us, that’s not the end of the relationship. Our clients come back time and time again to remortgage or arrange other finance such as a Buy to Let mortgages. They also recommend us to their friends and family.
Can you offer advice on mortgage protection?
Everyone is different, so we tend to chat with you to work out what liabilities you have, what your mortgage is likely to be and what you want to happen in certain circumstances. Based on that we would make a recommendation around the insurance products we think would be appropriate for you.
When should I see a mortgage broker, at what stage in the house buying process?
It’s always best practice to come and see a mortgage broker before you start looking for properties because we will talk you through the process. We’ll let you know what to expect and the maximum purchase price that’s available to you.
It’s really important to make sure that your monthly payments are affordable and realistic, so you can maintain your lifestyle as well as buy a property. We go through your affordability and arrange an Agreement in Principle for you. That gives you peace of mind that you’re eligible for a mortgage before you start viewing property.
You’re based near Glasgow but can you help somebody elsewhere in the country?
We can help you buy a property anywhere in the UK, not just Glasgow. We often deal with clients all over the country.
We’ve got a great deal of knowledge and experience of dealing with the different markets and the different processes buying in England or in Scotland. We primarily deal with clients over the telephone, so it doesn’t matter where you are based.
The pandemic has also meant that lenders are a lot more willing to accept scanned copies of documents and information from your mobile phone. Everything can be done remotely and so people working from home find it really useful to be able to do things in their lunch break or take a quick call.
Why is Glasgow a popular location to live and buy property?
Well I’m born and bred in Glasgow and I love it. It’s a really popular area to live in. House prices are really affordable here but it’s also a beautiful city, surrounded by lovely countryside.
The nightlife is great, people are really friendly and the pubs are lively so it’s a really popular area to buy.
Tell us about The Mortgage Broker Scotland?
The Mortgage Broker Limited Scotland was founded in 2011 and was one of the fastest growing brokers in the UK. I’ve been working in mortgages for around eleven years now so I’ve got quite a bit of experience. I’ve worked with various different banks as an adviser and I’ve been a broker now for around five years.
I love broking because there’s so much more choice. When you’re tied to a particular bank and you maybe can’t help a client, there’s not really anything more that you can do. But as a broker you’ve got so much more opportunity to help people achieve their dreams.
Does it cost for an initial consultation with you?
No, it doesn’t cost at all for an initial consultation. It’s free of charge and there’s no obligation. What we’ll normally do is have a chat with you, find out a little bit more about you and then we’ll be able to tell you what lending would be available and the costs to expect.
It’s up to you to decide whether you want to proceed with a mortgage or not. Our fees are only applicable if you do decide to proceed with an application and these are payable upon accepting a mortgage offer.
It’s really important that you trust us as a broker and so we are always 100% clear on fees before we submit any applications for our clients.
